Steep pitches, valleys, dormers, and skylights all increase labor time and material waste. A simple gable roof costs less than a complex hip roof with many angles.
Material Choice
The cheapest material upfront is not always the cheapest long-term. Architectural shingles cost 30% more than 3-tab but last 50% longer. Run the math on cost per year, not just cost per project.
Tear-Off vs. Overlay
