Soft wash · Algae & debris

Professional Roof Cleaning. Longer life, fewer repairs.

Algae streaks, leaf debris, and grime don’t just look bad—they trap moisture and shorten your roof’s life. Econo Roofing uses safe, low-pressure soft-wash methods to clean shingles and tile without stripping granules. For moss-specific treatment, see our dedicated professional moss removal service.

How It Works

Clean roof. Longer life.

1

Roof Assessment

We inspect your roof to identify the type and extent of growth: algae, moss, lichen, or general debris. This determines the right cleaning method and solution strength.

2

Soft-Wash Application

We use low-pressure soft-wash systems with biodegradable cleaning solutions. No high-pressure washing that strips granules and voids your warranty. The solution kills algae and moss at the root.

3

Rinse & Debris Removal

After the solution has worked, we rinse the entire roof surface and clear all debris from valleys, gutters, and around penetrations. Your roof looks new and drains properly.

4

Prevention Treatment

We apply a preventive treatment that inhibits future algae and moss growth for 12 to 24 months. This extends the time between cleanings and protects your shingles year-round.

Cleaning Methods

The right method for your roof type.

Unique roofing materials require unique cleaning approaches. Using the wrong method can cause more damage than the growth it removes.

Soft-Wash for Asphalt Shingles

The only maker-approved method. Low-pressure use with sodium hypochlorite solution kills algae without stripping protective granules. This is what we use on 90% of residential roofs.

Gentle Pressure for Tile & Concrete

Tile and concrete roofs can handle slightly more pressure but still require care around mortar joints. We combine chemical treatment with controlled-pressure rinsing for thorough cleaning.

Chemical Treatment for Metal

Metal roofs are cleaned with pH-neutral solutions that remove oxidation and biological growth without damaging the finish or protective coating. Low pressure only.

Moss Prevention Strips

For homes in shaded areas prone to recurring moss, we install zinc or copper strips along ridge lines. Rainwater carries trace metals down the roof, naturally inhibiting moss growth.

Cleaning can also reveal hidden damage. If we find issues during the process, we will suggest roof repair or a full inspection.

Why Econo Roofing

Roofers who know how to clean safely.

Warranty-Safe Methods

Pressure washing voids most shingle warranties. Our soft-wash methods comply with Owens Corning, GAF, and CertainTeed cleaning guidelines.

Damage Spotting During Cleaning

Because we are roofers first, we spot damage that cleaning-only companies miss. Cracked flashing, worn pipe boots, and soft decking are flagged during every cleaning visit.

Bundle with Maintenance

Add roof cleaning to your annual maintenance plan for a combined visit and discounted rate.

When to Call

Signs your roof needs cleaning.

Most roofs benefit from cleaning every two to three years. These signs mean yours is overdue.

Black streaks on shingles

Dark streaks are Gloeocapsa magma algae. It feeds on limestone filler in shingles and spreads fast.

Green moss patches

Moss retains water against shingles and works under edges, lifting them over time.

Debris accumulation in valleys

Leaves and needles trap water and create dam effects that cause water to back up under shingles.

Selling your home

A clean roof dramatically improves curb appeal and can add perceived value in buyer checks.

If cleaning reveals damage, we can handle repairs the same day. For a deeper assessment, schedule a free roof inspection.

Frequently asked

About roof cleaning.

Why does my roof have black streaks?

Gloeocapsa magma — a type of algae that thrives in the Central Valley's humidity. It feeds on limestone filler in asphalt shingles, in time weakening the granules and shortening roof life. Looks problem first, structural problem in 5+ years.

Will pressure washing damage my roof?

Yes. Standard pressure washing strips granules and voids most maker warranties. We use soft-wash low-pressure cleaning with maker-approved cleaners that kill algae without damaging shingles.

How long does a roof cleaning last?

A proper soft-wash treatment usually prevents algae regrowth for 3–5 years. Pairing with copper or zinc strips at the ridge extends prevention to 7–10 years.

What does roof cleaning cost?

Most Central Valley homes run $400–$900 depending on roof size, pitch, and access. Includes soft-wash treatment, gutter clearing, and post-clean inspection.

Can I clean my own roof?

For asphalt shingles: not suggested. Walking on shingles strips granules, ladder positioning is dangerous on steep pitches, most consumer cleaners damage the underlayment. The cost of expert cleaning is far less than premature re-roof.

Should I treat moss or just leave it?

Treat. Moss holds water against shingles, speeding up granule loss and underlayment failure. Untreated moss can take 5–10 years off a roof's life. Treatment is reversible early; the damage isn't.

A note from Mario

How we approach roof cleaning.

A clean roof isn't cosmetic — it's a leading indicator of how the underlying material is doing. We use the cleaning visit to forecast the next 3 years.

When You Need It

When to call us for roof cleaning.

Roof cleaning is needed when moss or lichen has colonized shaded slopes (north-facing, lower-elevation roofs are prone). When streaks or dark stains are visible from the ground, after wildfire smoke deposits ash and creosote on roof surfaces, or before painting/staining adjacent siding (cleaning the roof first prevents mess). Bay Area and East Bay homes usually need roof cleaning every 3-5 years; Central Valley every 5-8 years.

Materials & Methods

Roof Cleaning materials & systems we install.

We use only maker-approved cleaning chemistries that won't void warranties. Soft-wash systems (low-pressure with biocides) are standard — never high-pressure (which strips granules from asphalt and damages tile). Sodium hypochlorite-based biocides handle moss and lichen. Surfactants and rinses follow. For tile roofs, we use specialized algae-treatment chemistries.

Process & Timeline

What to expect — our roof cleaning process.

Cleaning visits take 2-4 hours: pre-rinse and roof inspection, biocide use (let it dwell for 15-30 minutes), gentle rinse with soft-wash equipment, post-cleaning roof inspection for any issues exposed by cleaning. Plants and landscaping are protected with tarps and rinses. After cleaning, we suggest a roof maintenance schedule to prevent recurrence.

Cost Factors

Roof Cleaning cost in California.

Roof cleaning usually runs $400-$800 for residential homes depending on size and condition. Heavy lichen growth or wide staining can push pricing to $800-$1,500. We provide free estimates after a brief site visit.

What sets us apart

Why homeowners choose us for roof cleaning.

The biggest difference between us and most other roof cleaning contractors comes down to certification. Most local roofers can install the materials. Few can register the warranties that protect those installations for 25-50 years. As OC Platinum Preferred contractors — the top 1% of Owens Corning installers nationwide — we register Platinum Protection warranties that cover both materials and workmanship for life, non-prorated. As GAF Master Elite contractors — the top 2% of GAF installers — we register Golden Pledge warranties that cover 50 years of materials plus 25 years of workmanship. As CertainTeed Select ShingleMaster contractors, we register 5-Star Protection warranties that include 25 years of SureStart manufacturer-backed workmanship coverage. None of these are available through uncertified contractors.

The certifications are earned through years of training, install audits, and customer satisfaction tracking. Each manufacturer maintains the certification only if our install quality and review scores stay above their thresholds. We’ve held OC Platinum Preferred since 2008, GAF Master Elite for over a decade, and CertainTeed Select ShingleMaster certification continuously. The audits matter because they keep us honest. We can’t cut corners on material grade, install method, or finish quality — the manufacturers track every job we register.

The crew matters as much as the certifications. Our roof cleaning crews are W-2 employees of Econo Roofing, not subcontractors. Each crew member completes annual factory training from GAF, Owens Corning, and CertainTeed. We invest in training because the difference between a 25-year roof and a 35-year roof comes down to install detail. Proper underlayment lap. Correct nail placement and depth. Sealed flashing. Adequate attic ventilation. None of these require special tools — just trained, supervised installers who care about the work. Mario Espindola personally reviews every project scope before work begins and walks the finished roof before the crew leaves.

We also stand by our work financially. We carry $1 million general liability insurance and full workers comp coverage. We’re bonded ($25,000 CSLB contractor bond). License #749551, verifiable at CSLB.ca.gov. We’re family-owned and operated since 1996 — same family, same standards, three regional brands (Econo Roofing in Delhi, Nushake Roofing in Ripon, DeHart Roofing in Turlock). We’re not going anywhere. If something goes wrong with your roof cleaning project — even years later — we’re here to make it right. That permanence matters when you’re investing in 30-50 years of weatherproofing.

Pricing is flat-rate. We quote the project, you approve the project, and that’s the price. No change orders mid-project unless you change the scope. No surprise charges. No upselling once the crew is on the roof. Free written estimates with no obligation, available across all 52 cities we serve.
