Roof Assessment
We inspect your roof to identify the type and extent of growth: algae, moss, lichen, or general debris. This determines the right cleaning method and solution strength.
Soft-Wash Application
We use low-pressure soft-wash systems with biodegradable cleaning solutions. No high-pressure washing that strips granules and voids your warranty. The solution kills algae and moss at the root.
Rinse & Debris Removal
After the solution has worked, we rinse the entire roof surface and clear all debris from valleys, gutters, and around penetrations. Your roof looks new and drains properly.
Prevention Treatment
We apply a preventive treatment that inhibits future algae and moss growth for 12 to 24 months. This extends the time between cleanings and protects your shingles year-round.
Cleaning Methods

Unique roofing materials require unique cleaning approaches. Using the wrong method can cause more damage than the growth it removes.
Soft-Wash for Asphalt Shingles
The only maker-approved method. Low-pressure use with sodium hypochlorite solution kills algae without stripping protective granules. This is what we use on 90% of residential roofs.
Gentle Pressure for Tile & Concrete
Tile and concrete roofs can handle slightly more pressure but still require care around mortar joints. We combine chemical treatment with controlled-pressure rinsing for thorough cleaning.
Chemical Treatment for Metal
Metal roofs are cleaned with pH-neutral solutions that remove oxidation and biological growth without damaging the finish or protective coating. Low pressure only.
Moss Prevention Strips
For homes in shaded areas prone to recurring moss, we install zinc or copper strips along ridge lines. Rainwater carries trace metals down the roof, naturally inhibiting moss growth.
Cleaning can also reveal hidden damage. If we find issues during the process, we will suggest roof repair or a full inspection.

Why does my roof have black streaks?
Gloeocapsa magma — a type of algae that thrives in the Central Valley's humidity. It feeds on limestone filler in asphalt shingles, in time weakening the granules and shortening roof life. Looks problem first, structural problem in 5+ years.
Will pressure washing damage my roof?
Yes. Standard pressure washing strips granules and voids most maker warranties. We use soft-wash low-pressure cleaning with maker-approved cleaners that kill algae without damaging shingles.
How long does a roof cleaning last?
A proper soft-wash treatment usually prevents algae regrowth for 3–5 years. Pairing with copper or zinc strips at the ridge extends prevention to 7–10 years.
What does roof cleaning cost?
Most Central Valley homes run $400–$900 depending on roof size, pitch, and access. Includes soft-wash treatment, gutter clearing, and post-clean inspection.
Can I clean my own roof?
For asphalt shingles: not suggested. Walking on shingles strips granules, ladder positioning is dangerous on steep pitches, most consumer cleaners damage the underlayment. The cost of expert cleaning is far less than premature re-roof.
Should I treat moss or just leave it?
Treat. Moss holds water against shingles, speeding up granule loss and underlayment failure. Untreated moss can take 5–10 years off a roof's life. Treatment is reversible early; the damage isn't.
