How It Works
Tile roofing done the right way.
Structural & Weight Assessment
Tile is heavy. Clay tiles weigh 600 to 1,100 pounds per square. Concrete tiles range from 900 to 1,200 pounds. We verify your roof structure can handle the load before any tile goes up.
Tile Selection
Choose from clay, concrete, or composite tile in flat, barrel, S-shaped, or interlocking profiles. We help you match the style to your home architecture and the weight to your structure.
Underlayment & Flashing
Tile relies on a waterproof underlayment system beneath the tiles themselves. We install high-heat underlayment rated for Central Valley heat, along with proper valley flashing and hip and ridge detailing.
Tile Installation & Final Inspection
Tiles are mechanically fastened per code and maker spec. We inspect every course, verify ridge and hip mortar, and confirm proper ventilation. Tile roofs done right last 50 to 100 years.
Tile Types
Clay, concrete, and composite.
Each tile type has distinct traits. Here is how they compare for Central Valley homes.
Clay Tile
The classic Mediterranean look. Naturally fire resistant, color-through (never fades), and incredibly durable. Heavier than concrete but with a 75 to 100-year lifespan. Ideal for Spanish, Mission, and Tuscan-style homes.
Concrete Tile
More affordable than clay with similar durability. Available in flat, barrel, and S-profiles. Color is applied as a coating, which may need refreshing after 20 to 30 years. 50 to 75-year lifespan.
Composite Tile
Lightweight alternative that replicates the look of clay or slate at roughly half the weight. Made from recycled materials with Class A fire rating. A good option when structure cannot support traditional tile.
Valley Flashing & Underlayment
The weak point of any tile roof is the valleys and flashings, not the tile itself. We use heavy-gauge galvanized or copper valley flashing and high-heat self-adhering underlayment rated for 220+ degrees, key in Central Valley.
Considering other roofing materials? Compare with metal roofing for similar longevity or asphalt shingle roofing for a more budget-friendly option.
Why Econo Roofing
Tile expertise matters.
Weight Engineering
We assess your structure before committing to a tile type. If reinforcement is needed, we coordinate with structural engineers to ensure your home is safe and code-compliant.
Underlayment-First Approach
Tile is the shield; underlayment is the waterproofing. We invest in premium high-heat underlayment because in Central Valley, standard underlayment degrades under tile in five to seven years.
Tile Repair & Relaying
We also repair existing tile roofs: replacing cracked tiles, re-mortaring ridges, and replacing underlayment beneath existing tiles that are still in good condition.
When to Call
Signs your tile roof needs service.
Tile roofs last decades, but the system beneath them does not. Here is when to call.
Cracked or broken tiles
Person tiles crack from impact, foot traffic, or heat stress. Prompt replacement prevents water entry.
Leaking despite intact tiles
If tiles look fine but water is getting in, the underlayment has failed. This is the most common tile roof repair we perform.
Mortar crumbling at ridges
Hip and ridge mortar breaks down over time, loosening cap tiles and allowing water leak.
Tile roof is 25+ years old
The tiles may last 75 years, but the underlayment beneath them needs replacement every 25 to 30 years.
Schedule a free tile roof inspection to check your underlayment and flashing condition. For emergency tile damage, call our 24/7 emergency line.

Frequently asked
About tile roofing.
How long does a tile roof last?
Clay tiles last 75–100 years. Concrete tiles last 50–75 years. The underlayment beneath them usually needs replacement every 20–30 years — the failure mode is almost always underlayment, not the tiles themselves.
What does a tile roof installation cost in California?
Concrete tile installed runs $9–$14 per square foot. Clay tile (Eagle Capistrano profile and similar) runs $13–$20 per square foot. A typical 2,000 sq ft home tile re-roof lands $20,000–$35,000 depending on profile and underlayment spec.
Can I install tile over my existing roof?
No. Tile's weight (650–900 lbs per square) needs a complete tear-off plus structural assessment. Installing tile over asphalt is not code-compliant and voids the maker warranty.
Is my home strong enough for tile?
Most California homes built after 1980 can support concrete tile without change. Older homes or homes with engineered trusses sometimes need reinforcement. We assess the roof structure during the free inspection.
Can broken tiles be replaced individually?
Yes. We match tile color, profile, and maker for seamless repairs. We keep common Central Valley profiles (Eagle Capistrano, Boral, Hanson) in stock.
Are tile roofs energy-efficient in the Central Valley?
Excellent. The natural airspace between tile and the deck creates passive ventilation that reduces cooling load 20–30%. In our climate, tile is one of the most good choices.
Can I put solar panels on a tile roof?
Yes, with specialized tile-mount brackets. We coordinate with solar installers to avoid breaking tiles and keep the underlayment seal.
A note from Mario
How we approach tile roofing.
Tile roofs leak through their underlayment, not their tiles. The difference between a 30-year tile roof and a 60-year tile roof is what's underneath.
