Flat roofs require specialized membrane systems. Here are the options we install and when each one makes sense.

TPO (Thermoplastic Polyolefin)

Heat-welded seams create a monolithic, watertight membrane. Highly reflective white surface reduces cooling costs. The most popular choice for Central Valley commercial flat roofs. Available in 45, 60, and 80 mil thicknesses.

EPDM (Synthetic Rubber)

Proven rubber membrane with 50+ years of field history. Excellent UV and ozone resistance. Adhesive or mechanically attached. Cost-good for large roof areas with simple geometry.

Modified Bitumen

Multi-layer asphalt system with superior puncture resistance. Self-adhered, torch-applied, or cold-applied options. Ideal for roofs with rooftop equipment, foot traffic, or heavy mechanical loads.

Ponding water is the number one enemy of flat roofs. We install tapered insulation systems, interior drains, scuppers, and overflow drains to ensure water moves off your roof within 48 hours of any rain event.

What's the best flat roof material for California businesses?

60-mil TPO (thermoplastic polyolefin) is the most common choice — 20–30 year lifespan, white reflective surface (Title 24 cool-roof compliant), heat-welded seams. EPDM rubber is alternative for cold-climate or chemical-exposure environments.

How long does a flat roof last?

60-mil TPO: 20–30 years with maintenance. EPDM: 25–30 years. Modified bitumen: 15–20 years. Silicone restoration coating: 10–15 more years on a sound substrate.

What does flat roofing cost?

TPO 60-mil installed: $7–$12 per square foot. EPDM: $6–$10. Modified bitumen: $5–$9. Silicone roof restoration coating: $3–$6 per square foot — roughly half the cost of a re-roof if the substrate is sound.

How do I know if I need a re-roof or just a coating?

A coating works on a sound substrate with localized issues. A re-roof is needed if the membrane is brittle, seams are failing in many areas, or there's widespread blistering. Our free inspection determines which path makes sense.

Can flat roofs be installed in winter?

TPO and EPDM can be installed year-round. Modified bitumen needs heat above 50°F for proper adhesion. that's fine for Central Valley most of the year, but some January weeks need to wait.

Why does my flat roof have ponding water?

Either the original deck slope is insufficient (less than 1/4" per foot), drains are clogged, or the insulation has compressed under HVAC equipment. We re-slope with tapered ISO board insulation during re-roofs to remove ponding permanently.

Signs of flat-roof problems include ponding water, blistering or wrinkling on the membrane surface, seam separation, or vegetation growth. Most flat-roof systems have 15-25 year service lives depending on system type.

All systems require proper insulation (usually polyiso) and include flashing details at every leak.

What to expect — our flat roofing process.

Tear-off existing system, evaluate and repair the deck, install insulation (Title 24 R-value compliance needed), install the new membrane with welded or adhered seams, install flashing at every leak (drains, vents, edges), and conduct seam-tightness testing. Total install takes 3-7 days for typical residential or small commercial flat roofs.

Flat roofing usually runs $6-$14/sq-ft installed depending on system. A 1,500-sq-ft flat roof costs $9,000-$21,000. Commercial-scale projects (10,000+ sq-ft) get better per-square-foot pricing due to material economies. Insulation upgrade rules under Title 24 add $1-$3/sq-ft to baseline pricing.
