How It Works
Flat roof systems that perform.
Drainage & Condition Assessment
We map your roof's drainage patterns, identify ponding areas, and assess the existing membrane condition. Proper drainage is the single most key factor in flat roof longevity.
System Selection
We suggest the right membrane system based on your building use, drainage profile, and budget: TPO, EPDM, modified bitumen, or built-up roofing. Each has specific advantages for unique situations.
Installation with Drainage Correction
We install the membrane system and address any drainage deficiencies: adding tapered insulation for positive slope, installing more drains, or rerouting scuppers. The membrane is only as good as the drainage beneath it.
Flood Test & Warranty
We flood-test the completed roof to verify every seam, leak, and drain is watertight. Your warranty is registered and you receive a maintenance guide to boost system life.
Flat Roofing Systems
The right membrane for your building.
Flat roofs require specialized membrane systems. Here are the options we install and when each one makes sense.
TPO (Thermoplastic Polyolefin)
Heat-welded seams create a monolithic, watertight membrane. Highly reflective white surface reduces cooling costs. The most popular choice for Central Valley commercial flat roofs. Available in 45, 60, and 80 mil thicknesses.
EPDM (Synthetic Rubber)
Proven rubber membrane with 50+ years of field history. Excellent UV and ozone resistance. Adhesive or mechanically attached. Cost-good for large roof areas with simple geometry.
Modified Bitumen
Multi-layer asphalt system with superior puncture resistance. Self-adhered, torch-applied, or cold-applied options. Ideal for roofs with rooftop equipment, foot traffic, or heavy mechanical loads.
Drainage Solutions
Ponding water is the number one enemy of flat roofs. We install tapered insulation systems, interior drains, scuppers, and overflow drains to ensure water moves off your roof within 48 hours of any rain event.
For an alternative to full replacement, roof coating can extend a healthy flat roof by 10 to 15 years. For commercial projects, see our commercial roofing page.
Why Econo Roofing
Flat roof specialists since 1996.
Drainage-First Philosophy
Most flat roof failures are drainage failures, not membrane failures. We solve the drainage problem first, then install the membrane. That is why our flat roofs last their full warranty life.
Commercial Warranty Options
Our maker certifications unlock NDL (No Dollar Limit) warranties on flat roof systems. 20 and 30-year options available with full materials and labor coverage.
Ponding Water Solutions
We have corrected ponding water issues on hundreds of Central Valley flat roofs using tapered insulation, crickets, and supplemental drainage. If your flat roof holds water, we can fix it.
When to Call
Signs your flat roof needs attention.
Flat roof problems escalate quickly. Early intervention is the difference between a repair and a full replacement.
Ponding water after 48 hours
Water that does not drain within two days speeds up membrane degradation.
Membrane bubbling or blistering
Trapped water beneath the membrane will in time split and leak.
Seam separation
Open seams are the fastest path to interior water damage on any flat roof.
Roof is 15+ years old
Most flat roof membranes reach the end of good life between 15 and 25 years. Proactive assessment avoids emergency replacement.
Schedule a free flat roof inspection to assess your membrane and drainage. For emergency leaks, our emergency team responds 24/7.

Frequently asked
About flat roofing.
What's the best flat roof material for California businesses?
60-mil TPO (thermoplastic polyolefin) is the most common choice — 20–30 year lifespan, white reflective surface (Title 24 cool-roof compliant), heat-welded seams. EPDM rubber is alternative for cold-climate or chemical-exposure environments.
How long does a flat roof last?
60-mil TPO: 20–30 years with maintenance. EPDM: 25–30 years. Modified bitumen: 15–20 years. Silicone restoration coating: 10–15 more years on a sound substrate.
What does flat roofing cost?
TPO 60-mil installed: $7–$12 per square foot. EPDM: $6–$10. Modified bitumen: $5–$9. Silicone roof restoration coating: $3–$6 per square foot — roughly half the cost of a re-roof if the substrate is sound.
How do I know if I need a re-roof or just a coating?
A coating works on a sound substrate with localized issues. A re-roof is needed if the membrane is brittle, seams are failing in many areas, or there's widespread blistering. Our free inspection determines which path makes sense.
Can flat roofs be installed in winter?
TPO and EPDM can be installed year-round. Modified bitumen needs heat above 50°F for proper adhesion. that's fine for Central Valley most of the year, but some January weeks need to wait.
Why does my flat roof have ponding water?
Either the original deck slope is insufficient (less than 1/4" per foot), drains are clogged, or the insulation has compressed under HVAC equipment. We re-slope with tapered ISO board insulation during re-roofs to remove ponding permanently.

How we approach flat roofing.
Flat roofs fail at the seams and the penetrations. Get those right, and the field membrane will outlast the warranty.
