Roof Replacement Timeline: What to Expect Step by Step
Last updated March 30, 2026
From first inspection to final cleanup, a roof replacement involves many phases. Knowing the timeline helps you plan and reduces stress. Here is the complete process.
A roof replacement is one of the largest home improvement projects you will undertake. Knowing what to expect at each phase reduces stress, helps you prepare, and ensures a smoother process. We have completed thousands of roof replacements across the Central Valley. Here is the complete timeline from first contact to final inspection.
The full process typically takes 2 to 4 weeks. On-site work takes 1 to 3 days for most homes.
Phase 1: Inspection and Estimate (Day 1).
Every project starts with a free roof inspection. A certified inspector examines your roof's current condition, measures the roof area, finds any structural issues, and assesses ventilation. Learn what happens during a roof inspection in detail.
After the inspection, you receive a written estimate with flat-rate pricing. The estimate includes materials, labor, permits, disposal, and cleanup. No hidden fees. If you are comparing contractors, see our guide on how to choose a roofing contractor.
Phase 2: Material Selection (Days 2-5).
Choosing the right roofing material is a decision that affects your home for decades. Your options include:
- Asphalt shingles. The most popular choice. GAF vs. Owens Corning is the most common comparison. Both offer 25 to 50 year warranty options.
- Metal roofing.Metal vs. asphalt is worth considering if you want 40 to 60 year lifespan.
- Tile roofing.Tile performs exceptionally in California and lasts 40 to 70 years.
- Flat roofing. For homes with low-slope sections. TPO and PVC are the leading flat roof materials.
We also discuss warranty options at this stage. Understanding the difference between workmanship and manufacturer warranties helps you choose the right cover level. As an OC Platinum Preferred and GAF Master Elite contractor, we offer the industry's best warranty programs.
Phase 3: Permits and Scheduling (Days 5-10).
We handle all permits and HOA coordination. In most Central Valley cities, a standard re-roofing permit takes 1 to 5 business days. If you have an HOA, submit your architectural review use as soon as material selection is complete.
During this phase, we also schedule your install date. Timing your replacement for best weather conditions is key. In the Central Valley, late spring through early fall offers the best weather for roofing work.
Phase 4: Home Preparation (1-2 Days Before).
Proper preparation is covered in our home preparation guide. Key steps include moving vehicles, covering attic items, relocating patio furniture, and securing loose items on walls and shelves.
Phase 5: Installation (1-3 Days).
Install day is the most visible part of the process. Here is a detailed breakdown of installation timing:
- Morning: Tear-off. The crew removes old shingles, underlayment, and any damaged decking. This is the loudest phase. Expect 3 to 5 hours for a typical home.
- Midday: Deck inspection and repair. With the old roof removed, we inspect the deck for rot, water damage, or structural issues. Any problems are repaired before new materials go on.
- Afternoon: Underlayment and flashing. Ice-and-water shield, synthetic underlayment, and new flashing are installed. This waterproofing layer is key. Flashing around chimneys, valleys, and vents is where most leaks originate.
- Day 2+: Shingle installation. New shingles are installed starting from the eave and working up. Ridge caps and ventilation components go on last. Gutters and flashing are addressed as needed.
Phase 6: Cleanup and Final Inspection (Same Day).
Expert cleanup includes magnetic sweeps of the yard to collect any stray nails, removal of all debris, a thorough walkthrough. The building inspector visits (usually within a few days) to verify the work meets code. We do our own quality inspection before the building inspector arrives.
Cost and Financing.
Understanding roof replacement costs helps you budget. We also offer financing options through our financing program to make the investment manageable. If your replacement is due to storm damage, our team can help with the insurance claim process.
What Can Add Time
Decking damage. If we find rotted or soft plywood during tear-off, it must be replaced before new materials go on. Each sheet adds 20 to 30 minutes. Wide decking replacement can add half a day or more.
Weather. We do not install roofing materials in rain. If a storm rolls in, we secure the exposed area with tarps and resume when conditions are safe. In the Central Valley, this is rarely an issue from May through October.
Roof complexity. Hips, valleys, dormers, skylights, and many roof planes all add time. A ranch-style home with two planes is faster to roof than a Victorian with eight.
Material type. Asphalt shingles are the fastest to install. Concrete or clay tile takes significantly longer because each tile is individually placed and secured. Metal panels require precise fitting and fastening.
How to Keep Your Project on Schedule
- Make material decisions promptly. Delays in picking a shingle color or style are the most common reason for schedule drift.
- Clear the area around your home before the crew arrives. Move patio furniture, potted plants, and vehicles away from the house.
- Ask about the timeline upfront. Your contractor should give you a realistic window based on your specific roof before any work begins.
Frequently Asked Questions
How long does a complete roof replacement take?
Most residential roof replacements take 1 to 3 days of on-site work for a standard-sized home (1,500 to 2,500 sq ft). However, the full project timeline from initial inspection to final cleanup is usually 2 to 4 weeks when you include scheduling, permits, material ordering, and weather contingencies. Larger homes, complex roof designs, or material changes (like switching to tile) can take longer.
Can I stay in my home during a roof replacement?
Yes. Most homeowners stay in their home throughout the process. The work is noisy, especially during tear-off, so plan accordingly if you work from home or have young children. Your contractor should tell you what to expect each day. At Econo Roofing, we communicate the daily schedule so you can plan around the loudest phases.
What if it rains during my roof replacement?
Expert contractors monitor weather forecasts closely and will not start tear-off if rain is expected. If unexpected rain occurs during the project, your contractor should have tarps and emergency waterproofing materials ready to protect exposed areas. In the Central Valley, scheduling a replacement during the dry season (May through October) minimizes weather risk.
Do I need to move anything before the roof replacement starts?
Yes. Move vehicles away from the house, relocate patio furniture and grills, cover items in the attic with sheets or tarps (vibrations from tear-off can shake loose dust), and take down wall decorations near the ceiling. Your contractor should provide a detailed preparation checklist. See our full guide on how to prepare your home for a roof replacement.
