A roof replacement is one of the largest home improvement projects you will undertake. Knowing what to expect at each phase reduces stress, helps you prepare, and ensures a smoother process. The full process typically takes 2 to 4 weeks. On-site work takes 1 to 3 days for most homes.

Phase 1: Inspection and Estimate (Day 1).

Phase 2: Material Selection (Days 2-5).

Choosing the right roofing material is a decision that affects your home for decades. Your options include:

Phase 3: Permits and Scheduling (Days 5-10).

We handle all permits and HOA coordination. In most Central Valley cities, a standard re-roofing permit takes 1 to 5 business days. If you have an HOA, submit your architectural review use as soon as material selection is complete.

During this phase, we also schedule your install date. Timing your replacement for best weather conditions is key. In the Central Valley, late spring through early fall offers the best weather for roofing work.

Phase 4: Home Preparation (1-2 Days Before).

Phase 5: Installation (1-3 Days).

Install day is the most visible part of the process. Here is a detailed breakdown of installation timing:

  • Morning: Tear-off. The crew removes old shingles, underlayment, and any damaged decking. This is the loudest phase. Expect 3 to 5 hours for a typical home.
  • Midday: Deck inspection and repair. With the old roof removed, we inspect the deck for rot, water damage, or structural issues. Any problems are repaired before new materials go on.
  • Afternoon: Underlayment and flashing. Ice-and-water shield, synthetic underlayment, and new flashing are installed. This waterproofing layer is key. Flashing around chimneys, valleys, and vents is where most leaks originate.
  • Day 2+: Shingle installation. New shingles are installed starting from the eave and working up. Ridge caps and ventilation components go on last. Gutters and flashing are addressed as needed.

Phase 6: Cleanup and Final Inspection (Same Day).

Expert cleanup includes magnetic sweeps of the yard to collect any stray nails, removal of all debris, a thorough walkthrough. The building inspector visits (usually within a few days) to verify the work meets code. We do our own quality inspection before the building inspector arrives.

Decking damage. If we find rotted or soft plywood during tear-off, it must be replaced before new materials go on. Each sheet adds 20 to 30 minutes. Wide decking replacement can add half a day or more.

Weather. We do not install roofing materials in rain. If a storm rolls in, we secure the exposed area with tarps and resume when conditions are safe. In the Central Valley, this is rarely an issue from May through October.

Roof complexity. Hips, valleys, dormers, skylights, and many roof planes all add time. A ranch-style home with two planes is faster to roof than a Victorian with eight.

Material type. Asphalt shingles are the fastest to install. Concrete or clay tile takes significantly longer because each tile is individually placed and secured. Metal panels require precise fitting and fastening.
