We inspect your existing roof to determine if coating is appropriate. The roof must be structurally sound with no active leaks. Coating works best on flat and low-slope commercial roofs with 5+ years of remaining life.

Surface Preparation

We clean and repair the existing surface: sealing seams, patching small punctures, and priming the membrane. Proper prep is what separates a 15-year coating from one that peels in two.

We spray or roll the coating in many passes to achieve the maker's specified mil thickness. Even coverage ensures uniform cover and warranty compliance.

We verify thickness at many points, check every seam and edge, and register your coating warranty. Most systems carry 10 to 15-year renewable warranties.

Silicone Roof Coating

The best option for ponding water areas. Silicone does not degrade when submerged and keeps flexibility in extreme heat. Ideal for flat roofs with drainage challenges. 10 to 20-year warranty options.

Acrylic Roof Coating

Highly reflective and cost-good. Excellent UV resistance makes it a strong choice for Central Valley's intense sun. Best for roofs with positive drainage. Available in white and custom colors.

Elastomeric Coating

Stretches up to 300% without cracking, making it ideal for roofs that know-how heat expansion. Bridges small cracks and creates a seamless waterproof membrane over the existing surface.

Yes, on flat or low-slope roofs with sound substrate. Silicone coating restoration adds 10–15 years of waterproof life at roughly half the cost of a tear-off and re-roof. Not viable on pitched shingle roofs.

What's the best roof coating for the Central Valley?

Silicone for ponding-prone flat roofs (UV-stable, ponding-water tolerant). Acrylic for tight-budget projects on roofs without ponding. Aluminum for industrial environments. We suggest silicone for 90% of commercial applications in our climate.

How long does a roof coating last?

Silicone: 12–15 years with proper use. Acrylic: 7–10 years. The warranty depends on mil-thickness applied and substrate prep — we apply 22–25 mil silicone for full warranty coverage.

What does roof coating cost?

Silicone restoration: $3–$6 per square foot. Acrylic: $2–$4. A 20,000 sq ft warehouse coating usually lands $60K–$120K — roughly half the $140K+ a TPO re-roof would cost.

Can any flat roof be coated?

No. The substrate must be sound — no widespread blistering, seam failures, or saturation. Roofs with major issues need re-roofing, not coating. Our inspection determines viability.

Will a coating fix all my leaks?

Coating addresses widespread surface aging and small seam issues. Active leaks from major flashing failures or split membranes need repair before coating — we do that work first.

Roof coatings extend the service life of existing flat roofs (TPO, EPDM, BUR, modified bitumen) by 10-15 years when applied at the right time. usually when the underlying system is still structurally sound but showing surface UV damage, minor cracking, or seam fatigue. Coatings are not a substitute for replacement when the underlying system has failed structurally.
