How It Works

Prevention costs less than repair.

1

Schedule Your Visit

Choose an annual or bi-annual maintenance plan. We schedule visits in spring and fall, the two key windows for Central Valley roofs before summer heat and winter rain.

2

21-Point Inspection

We inspect shingles, flashing, valleys, gutters, vents, pipe boots, ridge caps, attic ventilation, and more. Every finding is documented with photos and a condition grade.

3

Preventive Service

We clear debris from valleys and gutters, reseal exposed nail heads, re-caulk flashings, and address minor wear before it becomes a leak. Small fixes now prevent big bills later.

4

Written Report & Recommendations

You receive a detailed report with photos, current condition ratings, and prioritized recommendations. No surprises. Just clear information so you can plan ahead.

What Is Included

More than just a look.

Our maintenance program covers the full roof system, not just shingles. Here is what every visit includes.

Gutter Cleaning & Downspout Flush

We remove all debris from gutters and flush downspouts to ensure proper drainage. Clogged gutters are the number one cause of fascia rot and foundation damage in Central Valley homes.

Flashing & Sealant Inspection

We check every flashing point: chimneys, walls, skylights, vents, and pipe boots. Cracked sealant gets re-applied on the spot. Corroded flashing gets flagged for repair.

Attic Ventilation Check

Proper ventilation prevents heat buildup that bakes shingles from below and water buildup that causes mold. We verify soffit and ridge vents are clear and functional.

Debris Removal & Valley Clearing

Leaves, branches, and dirt trapped in roof valleys hold water against shingles and accelerate decay. We clear every valley, ridge, and change point.

Why Econo Roofing

The maintenance partner your roof needs.

Extend Roof Life by 10+ Years

Regular maintenance is proven to add a decade or more to any roofing system. That is thousands of dollars in deferred replacement costs.

Warranty Compliance

Many maker warranties require proof of maintenance to remain valid. Our documented checks keep your warranty in force.

Priority Scheduling

Maintenance plan members get priority scheduling for repairs and storm response. When Central Valley weather hits, you go to the front of the line.

When to Call

Signs your roof needs a maintenance visit.

Even if nothing looks wrong, an annual check catches hidden problems. But some signals should not wait.

Gutters overflowing in rain

Clogged gutters push water under shingles and damage fascia boards.

Granule buildup in downspouts

Excessive granule loss means shingles are wearing faster than expected.

Moss or algae growth

Organic growth retains water and speeds up shingle wear.

Last inspection was 12+ months ago

Annual checks are the single best way to catch problems early.

If you spot damage, do not wait for your next scheduled visit. Schedule a repair right away. For a full assessment, book a free roof inspection.

Maintenance vs. repair

Roof maintenance vs. roof repair — what's the difference and when do you need each?

Roof maintenance is preventive: scheduled inspections, gutter clearing, flashing checks, caulking refresh, debris removal. The goal is to catch wear before it becomes a leak. Roof repair is reactive: fixing a known problem — a missing shingle, a cracked tile, a leaking flashing, a damaged section after a storm. Most homeowners need a mix: annual maintenance to prevent surprises, plus repair when something fails despite the maintenance.

Residential roof maintenance and repair — how Econo bundles both

Our residential maintenance plan covers a 30-point inspection, gutter clearing, sealant refresh at penetrations, and a written photo report — once per year, $295 flat for most homes under 3,000 sq ft. If the visit reveals damage that needs roof repair, we apply the maintenance fee as a credit toward the repair. That way the maintenance call is essentially free if a repair is needed and a worthwhile diagnostic if it isn't. Maintenance customers get priority scheduling for emergency repairs and same-day response within our 5-mile zones.

When maintenance prevents a $4,500 repair

A typical example from our service log: $295 maintenance visit catches a separated step-flashing at a chimney during year 8 of a 25-year roof. Cost to seal in place: $0 — included in maintenance. If the same flashing is missed and water tracks behind it for two winters, the result is rotted decking, ceiling drywall damage, and an interior repair bill that ranges $3,800–$4,500. The maintenance program pays for itself the first time it catches one of these.

What's the right maintenance schedule for a Central Valley roof?

Asphalt shingle: annual inspection, biannual gutter clear (spring & fall). Tile: annual inspection (broken tile is the #1 leak source), gutter clear at minimum. Metal: every 2 years if no penetrations, annual if there are HVAC or vent penetrations. Flat/TPO: every 6 months minimum — ponding water and seam separation appear fast. We document each visit with photos and a written log so warranty claims are defensible.

Related services: roof repair, free roof inspection, roof cleaning, roof coating. For storm damage, see storm damage & insurance.

Frequently asked

About roof maintenance.

How often should I have my roof inspected?

Annual minimum for residential, semi-annual (spring + fall) for commercial flat roofs. Most insurance policies require maintenance records to remain valid — we provide written reports and photographs after every visit.

What does a maintenance program cost?

Residential: $150–$350/year for annual inspection + minor maintenance (sealant touch-up, debris removal, gutter check). Commercial: $0.05–$0.15 per square foot annually depending on roof complexity and HVAC count.

Will maintenance void my warranty?

The opposite. Most maker warranties (GAF, Owens Corning, Carlisle) require documented maintenance to remain valid. Failure to keep is a top-3 reason warranty claims get denied.

What's included in a maintenance visit?

Visual inspection of all roof surfaces, flashing check at all penetrations, gutter and drain clearing, sealant inspection at vulnerable points, attic water check (residential), HVAC curb flashing review (commercial), photo records, and written report.

Can maintenance extend the life of my roof?

Yes — by 30–50%. A 25-year asphalt roof usually lasts 35+ years with proper maintenance. The math: $200/year × 30 years = $6,000 to add 10 years of roof life vs $20,000+ for a premature re-roof.

Do you maintain roofs you didn't install?

Yes. We service any roof regardless of who installed it. We do suggest a baseline inspection on first visit to document existing condition.

What's the difference between roof maintenance and roof repair?

Maintenance is preventive — scheduled inspections, gutter clearing, flashing checks, debris removal — designed to catch wear before it becomes a leak. Repair is reactive — fixing a known problem like a missing shingle or cracked tile after it's failed. Most homeowners need both: annual maintenance plus repair when needed.

What does residential roof maintenance and repair cost?

Our residential maintenance plan is $295 flat for most homes under 3,000 sq ft — covers a 30-point inspection, gutter clearing, sealant refresh, and written photo report. If the visit finds damage that needs repair, we apply the $295 as a credit toward the repair cost. Repairs themselves typically run $350–$2,500 depending on scope.

How often should a Central Valley roof be maintained?

Asphalt shingle: annual inspection, biannual gutter clear. Tile: annual inspection (broken tile is the top leak source). Metal: every 2 years (annual if HVAC penetrations are present). Flat/TPO: every 6 months minimum.

A note from Mario

How we approach roof maintenance.

Roof maintenance is what separates a 25-year roof from a 35-year roof. Same materials, same install — different outcome, every time.

Annual Roof Care

Your Complete Roof Maintenance Checklist

Roof maintenance is the single highest-ROI home care investment you can make. Thirty years of Central Valley service data: homes with annual maintenance average 27-30 years from a 25-year-rated roof. Homes without it average 18-21.

The 12 maintenance items every roof needs annually

  1. Gutter cleaning — twice per year (spring + fall). Clogs cause fascia rot within 2-3 seasons.
  2. Downspout flow verification — water should discharge 3+ feet from foundation.
  3. Ridge cap inspection — lifted edges catch wind uplift. Re-secure now.
  4. Valley debris removal — leaves, needles, harvest dust accumulate here. Clear annually.
  5. Pipe boot inspection — sealant-based boots degrade at 10-15 years. Replace proactively.
  6. Chimney flashing check — counterflashing separation is a top-5 leak source.
  7. Skylight seal inspection — rubber/silicone seals have 10-15 year service life.
  8. Attic ventilation audit — ridge vent, soffit intake, gable balance. Summer attic temp matters.
  9. Tree branch trimming — anything within 6 feet of roof should be pruned back annually.
  10. Moss/algae treatment — north-facing slopes in California's fog belt. Treat at first sign.
  11. Visible shingle condition — walk around the perimeter from ground, scan for tab lifts or missing granules.
  12. Attic visual inspection — any new water staining, insulation compression, or daylight visible through decking.

What professional maintenance adds over DIY

A DIY homeowner doing these 12 items from the ground and attic will catch most issues. What they'll miss (and what expert maintenance catches): granule loss rates measured vs age expectations, flashing termination quality that needs ladder access, roof deck condition via heat imaging or attic inspection, proper NFA calculations for attic ventilation assessment, early shingle wear patterns visible only from the roof surface.

Seasonal timing for Central Valley homes

Spring (March-April): Document post-winter damage, file any insurance claims while the damage date is new. Focus on valley debris, flashing integrity.

Summer (June-August): Attic ventilation audit is key this season. Summer heat assessment. This is NOT a good time for proactive repair work — schedule for fall dry season.

Fall (September-October): The single most key annual visit. Pre-storm maintenance: gutter cleaning, flashing reseal, any repair work before October storms arrive.

Winter (December-February): Emergency response only. Leaks during storms get same-day service. Proactive maintenance paused until spring.

Annual maintenance service cost

Our annual maintenance visit costs $250-$400 for most Central Valley homes — includes the full 12-point service above plus written report. Roofs over 2,500 sqft or 8/12+ pitch may price at the upper end. This single annual visit usually pays for itself within 2-3 years by preventing one $3,000 emergency leak repair.

When You Need It

When to call us for roof maintenance.

Annual or bi-annual roof maintenance extends roof service life by 30-50% on average. Maintenance is suggested in spring (after winter storms) and fall (before winter starts). Signs that overdue maintenance is needed include built up leaves and debris in valleys, moss or lichen growth on shaded slopes, pipe-boot rubber that looks dry-cracked, gutters not draining properly after rain, and visible granule accumulation in gutters.

Materials & Methods

Roof Maintenance materials & systems we install.

Maintenance work uses cleaning equipment (low-pressure soft-wash systems for moss removal. never high-pressure on roof surfaces), specialized roof-safe biocides for lichen treatment, replacement sealants for flashing details, replacement pipe boots when rubber shows cracking, and gutter-cleaning hardware. We use only maker-approved cleaning products that won't void warranties.

Process & Timeline

What to expect — our roof maintenance process.

Standard maintenance visits include: full visual roof inspection with photos, debris removal from valleys and gutters, moss/lichen treatment if needed, sealant top-up at flashing details, pipe boot inspection and replacement when warranted, gutter cleaning and downspout flush. a written report with any recommendations for future work. Maintenance visits usually take 2-4 hours and we do not require a service contract.

Cost Factors

Roof Maintenance cost in California.

Maintenance pricing depends on roof size and condition: $350-$650 for typical residential maintenance visits. Annual maintenance contracts (covering 1-2 visits per year) run $500-$900. The math usually works out: a $500/year maintenance program over 25 years saves $2,000-$5,000 in deferred maintenance vs neglect-and-replace cycle.

What sets us apart

Why homeowners choose us for roof maintenance.

The biggest difference between us and most other roof maintenance contractors comes down to certification. Most local roofers can install the materials. Few can register the warranties that protect those installations for 25-50 years. As OC Platinum Preferred contractors — the top 1% of Owens Corning installers nationwide — we register Platinum Protection warranties that cover both materials and workmanship for life, non-prorated. As GAF Master Elite contractors — the top 2% of GAF installers — we register Golden Pledge warranties that cover 50 years of materials plus 25 years of workmanship. As CertainTeed Select ShingleMaster contractors, we register 5-Star Protection warranties that include 25 years of SureStart manufacturer-backed workmanship coverage. None of these are available through uncertified contractors.

The certifications are earned through years of training, install audits, and customer satisfaction tracking. Each manufacturer maintains the certification only if our install quality and review scores stay above their thresholds. We’ve held OC Platinum Preferred since 2008, GAF Master Elite for over a decade, and CertainTeed Select ShingleMaster certification continuously. The audits matter because they keep us honest. We can’t cut corners on material grade, install method, or finish quality — the manufacturers track every job we register.

The crew matters as much as the certifications. Our roof maintenance crews are W-2 employees of Econo Roofing, not subcontractors. Each crew member completes annual factory training from GAF, Owens Corning, and CertainTeed. We invest in training because the difference between a 25-year roof and a 35-year roof comes down to install detail. Proper underlayment lap. Correct nail placement and depth. Sealed flashing. Adequate attic ventilation. None of these require special tools — just trained, supervised installers who care about the work. Mario Espindola personally reviews every project scope before work begins and walks the finished roof before the crew leaves.

We also stand by our work financially. We carry $1 million general liability insurance and full workers comp coverage. We’re bonded ($25,000 CSLB contractor bond). License #749551, verifiable at CSLB.ca.gov. We’re family-owned and operated since 1996 — same family, same standards, three regional brands (Econo Roofing in Delhi, Nushake Roofing in Ripon, DeHart Roofing in Turlock). We’re not going anywhere. If something goes wrong with your roof maintenance project — even years later — we’re here to make it right. That permanence matters when you’re investing in 30-50 years of weatherproofing.

Pricing is flat-rate. We quote the project, you approve the project, and that’s the price. No change orders mid-project unless you change the scope. No surprise charges. No upselling once the crew is on the roof. Free written estimates with no obligation, available across all 52 cities we serve.
