How It Works
Prevention costs less than repair.
Schedule Your Visit
Choose an annual or bi-annual maintenance plan. We schedule visits in spring and fall, the two key windows for Central Valley roofs before summer heat and winter rain.
21-Point Inspection
We inspect shingles, flashing, valleys, gutters, vents, pipe boots, ridge caps, attic ventilation, and more. Every finding is documented with photos and a condition grade.
Preventive Service
We clear debris from valleys and gutters, reseal exposed nail heads, re-caulk flashings, and address minor wear before it becomes a leak. Small fixes now prevent big bills later.
Written Report & Recommendations
You receive a detailed report with photos, current condition ratings, and prioritized recommendations. No surprises. Just clear information so you can plan ahead.
What Is Included
More than just a look.
Our maintenance program covers the full roof system, not just shingles. Here is what every visit includes.
Gutter Cleaning & Downspout Flush
We remove all debris from gutters and flush downspouts to ensure proper drainage. Clogged gutters are the number one cause of fascia rot and foundation damage in Central Valley homes.
Flashing & Sealant Inspection
We check every flashing point: chimneys, walls, skylights, vents, and pipe boots. Cracked sealant gets re-applied on the spot. Corroded flashing gets flagged for repair.
Attic Ventilation Check
Proper ventilation prevents heat buildup that bakes shingles from below and water buildup that causes mold. We verify soffit and ridge vents are clear and functional.
Debris Removal & Valley Clearing
Leaves, branches, and dirt trapped in roof valleys hold water against shingles and accelerate decay. We clear every valley, ridge, and change point.

Why Econo Roofing

Priority Scheduling
Maintenance plan members get priority scheduling for repairs and storm response. When Central Valley weather hits, you go to the front of the line.
When to Call
Signs your roof needs a maintenance visit.
Even if nothing looks wrong, an annual check catches hidden problems. But some signals should not wait.
Gutters overflowing in rain
Clogged gutters push water under shingles and damage fascia boards.
Granule buildup in downspouts
Excessive granule loss means shingles are wearing faster than expected.
Moss or algae growth
Organic growth retains water and speeds up shingle wear.

Maintenance vs. repair
Roof maintenance vs. roof repair — what's the difference and when do you need each?
Roof maintenance is preventive: scheduled inspections, gutter clearing, flashing checks, caulking refresh, debris removal. The goal is to catch wear before it becomes a leak. Roof repair is reactive: fixing a known problem — a missing shingle, a cracked tile, a leaking flashing, a damaged section after a storm. Most homeowners need a mix: annual maintenance to prevent surprises, plus repair when something fails despite the maintenance.
Residential roof maintenance and repair — how Econo bundles both
Our residential maintenance plan covers a 30-point inspection, gutter clearing, sealant refresh at penetrations, and a written photo report — once per year, $295 flat for most homes under 3,000 sq ft. If the visit reveals damage that needs roof repair, we apply the maintenance fee as a credit toward the repair. That way the maintenance call is essentially free if a repair is needed and a worthwhile diagnostic if it isn't. Maintenance customers get priority scheduling for emergency repairs and same-day response within our 5-mile zones.
When maintenance prevents a $4,500 repair
A typical example from our service log: $295 maintenance visit catches a separated step-flashing at a chimney during year 8 of a 25-year roof. Cost to seal in place: $0 — included in maintenance. If the same flashing is missed and water tracks behind it for two winters, the result is rotted decking, ceiling drywall damage, and an interior repair bill that ranges $3,800–$4,500. The maintenance program pays for itself the first time it catches one of these.
What's the right maintenance schedule for a Central Valley roof?
Asphalt shingle: annual inspection, biannual gutter clear (spring & fall). Tile: annual inspection (broken tile is the #1 leak source), gutter clear at minimum. Metal: every 2 years if no penetrations, annual if there are HVAC or vent penetrations. Flat/TPO: every 6 months minimum — ponding water and seam separation appear fast. We document each visit with photos and a written log so warranty claims are defensible.

Frequently asked
About roof maintenance.
How often should I have my roof inspected?
Annual minimum for residential, semi-annual (spring + fall) for commercial flat roofs. Most insurance policies require maintenance records to remain valid — we provide written reports and photographs after every visit.
What does a maintenance program cost?
Residential: $150–$350/year for annual inspection + minor maintenance (sealant touch-up, debris removal, gutter check). Commercial: $0.05–$0.15 per square foot annually depending on roof complexity and HVAC count.
Will maintenance void my warranty?
The opposite. Most maker warranties (GAF, Owens Corning, Carlisle) require documented maintenance to remain valid. Failure to keep is a top-3 reason warranty claims get denied.
What's included in a maintenance visit?
Visual inspection of all roof surfaces, flashing check at all penetrations, gutter and drain clearing, sealant inspection at vulnerable points, attic water check (residential), HVAC curb flashing review (commercial), photo records, and written report.
Can maintenance extend the life of my roof?
Yes — by 30–50%. A 25-year asphalt roof usually lasts 35+ years with proper maintenance. The math: $200/year × 30 years = $6,000 to add 10 years of roof life vs $20,000+ for a premature re-roof.
Do you maintain roofs you didn't install?
Yes. We service any roof regardless of who installed it. We do suggest a baseline inspection on first visit to document existing condition.
What's the difference between roof maintenance and roof repair?
Maintenance is preventive — scheduled inspections, gutter clearing, flashing checks, debris removal — designed to catch wear before it becomes a leak. Repair is reactive — fixing a known problem like a missing shingle or cracked tile after it's failed. Most homeowners need both: annual maintenance plus repair when needed.
What does residential roof maintenance and repair cost?
Our residential maintenance plan is $295 flat for most homes under 3,000 sq ft — covers a 30-point inspection, gutter clearing, sealant refresh, and written photo report. If the visit finds damage that needs repair, we apply the $295 as a credit toward the repair cost. Repairs themselves typically run $350–$2,500 depending on scope.
How often should a Central Valley roof be maintained?
Asphalt shingle: annual inspection, biannual gutter clear. Tile: annual inspection (broken tile is the top leak source). Metal: every 2 years (annual if HVAC penetrations are present). Flat/TPO: every 6 months minimum.
A note from Mario
How we approach roof maintenance.
Roof maintenance is what separates a 25-year roof from a 35-year roof. Same materials, same install — different outcome, every time.
