Most single-family homes complete in 2–5 working days from tear-off to final inspection. Larger or complex roofs (many dormers, steep pitches, tile install) may take 7–10 days. Weather and decking surprises sometimes extend timelines — we communicate any delay the day it happens.

What does a complete residential re-roof cost in the Central Valley?

Most asphalt re-roofs in our area run $14,000–$22,000 for a 1,800–2,400 sq ft home. Tile is $24,000–$36,000. Metal standing seam is $26,000–$42,000. The actual number depends on roof complexity, decking condition, and warranty tier. We provide flat-rate written quotes — no estimates that balloon.

Do you tear off the old roof or install over?

We always suggest full tear-off. California Title 24 usually needs it for warranty eligibility, and overlay installs hide deck damage that becomes a leak within 5 years. The minor cost savings of a layover never come out ahead.

What warranty do I get on a residential re-roof?

Will a re-roof improve my home insurance rate?

Often yes. Most California insurers rate roof age as a top-3 factor for premium and renewability. A new Class-A fire-rated roof usually lowers premiums 5–15% and may keep your policy in force in fire zones. Ask your insurer for a re-rate after install.

Do you handle the building permit?

Yes. Every residential re-roof we do includes the city or county permit, the city inspection at the underlayment phase,, the final inspection. You don't deal with the building department — we handle the entire workflow.

What happens to my landscaping during a re-roof?

We tarp and protect bushes, plants, and AC units before tear-off begins. Magnetic nail sweeps go around the entire edge daily. The crew leaves the property cleaner than they found it — that's a written commitment, not a marketing promise.
