The Central Valley has a moss problem most of California doesn’t. Three local conditions create the perfect growing environment:

Foothill towns — Jamestown, Sonora, Jackson, Murphys, Angels Camp, and Valley Springs — see the heaviest moss because elevation adds shade and cooler nighttime temperatures. Lower-valley cities like Stockton, Lodi, and Manteca get moss mainly on shaded north slopes.

Roof material matters too. Composition asphalt is the most common host across Modesto, Ceres, and Riverbank tract neighborhoods, but the worst moss problems we treat are on concrete and clay tile roofs in older Sonora and Murphys homes — the porous tile glaze holds humidity longer than asphalt, and the gaps between tiles give rhizoids more anchor points. Wood shake takes the longest to treat because the bark grain itself absorbs water and feeds the colony. We adjust biocide dilution and dwell time for each material.

Time of year matters less than people assume. We treat moss every month except mid-July through mid-September, when biocide evaporates too quickly off a 130°F roof surface to penetrate the rhizoid system. October through May is the high-results window, with February and March being our two busiest months — that’s when homeowners notice green streaks for the first time after the wet season.

Is pressure washing safe for moss removal?

No. High-pressure washing strips the protective granules off asphalt shingles, lifts tile underlayment, and voids most manufacturer warranties (GAF, Owens Corning, CertainTeed). We use a low-pressure soft-wash system with biocide that kills moss at the root without damaging the roof surface. Anyone who shows up with a 3,000-PSI wand is the wrong contractor for your roof.

How long does moss removal take?

A typical 2,000-square-foot roof takes 3–5 hours for the soft-wash application. The biocide then continues working for 7–14 days as rain and dew rinse the dead moss off the surface. We schedule a follow-up walk-around 30 days later to confirm full kill and clear remaining debris.

Can I remove moss myself with bleach?

Strongly discouraged. Household bleach corrodes metal flashing, kills landscaping below the gutter line, and rarely penetrates deep enough to kill the rhizoid root system — so the moss grows back faster. Walking a moss-covered roof is also genuinely dangerous; wet moss is more slippery than wet ice.

About roof moss removal

Roof moss removal is a specialty inside the broader roof cleaning category. Where general cleaning targets dirt, leaves, and surface debris, moss removal is a chemistry job. The growth you can see on the surface is only a fraction of the colony — the real organism is the rhizoid root system woven into the gaps between shingles, tiles, or shakes.

That distinction matters because surface scrubbing or pressure washing removes the green you can see and leaves the roots intact. The colony rebounds within months, often thicker than before because the disturbance triggers spore production. Real removal kills the root system, then waits for the dead organic matter to release naturally before rinsing.

The other half of the job is prevention. Moss spreads by airborne spores that land everywhere — what determines whether a colony establishes is whether the surface stays wet long enough. Zinc and copper ions disrupt that process at the cellular level. A 6-inch zinc strip along your ridge changes the chemistry of every drop of rain that runs off it. One useful distinction: moss, algae, and lichen are three different organisms that look similar from the curb. Algae is the black streaking common on south-facing slopes — it’s the easiest to kill and rarely causes structural damage. Moss is the green cushiony growth on shaded slopes; it’s what does the structural harm. Lichen is the gray-green crusty patches that look like flat rosettes; it’s the hardest of the three because the fungus and algae symbionts protect each other from biocide. Our soft-wash blend kills all three but at different concentrations and dwell times. The assessment determines which mix your roof needs.

Warning 1: Pressure washing. Anyone showing up with a high-pressure wand is the wrong contractor. Pressure washing voids GAF, Owens Corning, and CertainTeed manufacturer warranties. It also forces water under shingle courses where it rots decking from above.
Warning 2: Bleach from the hardware store. Household bleach corrodes metal flashing, kills landscaping, and is too weak at the surface to kill rhizoid roots. The moss returns thicker within a year.
Warning 3: Skipping prevention. Treatment without a zinc or copper strip is a 24-month solution. The same homeowner usually pays again in two years — and the second treatment costs more because lichen has set in.

If you’d rather DIY anyway, please at least don’t walk a moss-covered roof. Wet moss is more slippery than wet ice, and emergency-room ladder falls are the most common roofing injury we see across the Central Valley.

Galvanized zinc, 6 inches wide, installed under the ridge cap. Releases trace zinc ions in every rain. Effective for 8–10 years on most asphalt and composite roofs.

Copper strips

Higher cost, longer life (15–20 years). Best for tile, slate, and high-end shake roofs. The patina is sometimes preferred aesthetically.

Eco-safe biocides

Buffered quaternary ammonium and sodium hypochlorite formulations diluted to roof-safe strength. EPA-registered, plant-safe at our application rates, and pet-safe once dry.

Roof pitch is the biggest cost driver after square footage. Anything over 8/12 pitch needs additional safety equipment, which adds 15–25 percent. Tile and shake roofs require slower application and run 10–20 percent more than composition shingle.
