Gustine was platted as a Southern Pacific Railroad town around 1900. The oldest homes near Fifth Street and Railroad Avenue are from that era — low-pitch roofs, aged framing, and original valley flashings. The dominant housing wave is the 1960s through early 1980s: ranch-style homes on Sullivan Road and the roads west of downtown. Many are on their second or third re-roof, and the mechanical systems and attic ventilation fall below current California Building Code. Each generation fails differently, and the food-processing air quality in this town accelerates corrosion on the metal components faster than in a plain residential city.

Gustine is one of the driest corners of Merced County. What hurts roofs here is not rain but the combination of factors that never let up: summers well past 95°F with very little humidity, hard UV through most of the year, and the open valley wind that builds on June afternoons. That wind comes unobstructed across the open valley from the west. On top of that, the processing facilities near the Highway 33 corridor release ammonia and food aerosols that attack metal flashing and exposed fasteners year-round. No single factor alone is unusual. All of them together make Gustine harder on roofs than the raw temperature numbers suggest.
