Roof warranties explained. Manufacturer vs. workmanship and what to watch for.

A "30-year warranty" means almost nothing without context. Here's exactly what the two types of roof warranty cover, what voids them, and what to require before you sign any roofing contract.

Most homeowners are told their new roof comes with a warranty and leave it at that. A warranty number (25 years, 30 years, 50 years) sounds like protection. But what that number actually covers, for how long, and under what conditions is often very different from what homeowners assume. Two roofs installed on the same day with the same shingles can have dramatically different warranty coverage depending entirely on which contractor installed them. This guide explains how roof warranties work, what the fine print means, and what questions to ask before any roofing project begins.

Two warranties. Not one.

A complete roof warranty has two distinct components that are issued by different parties and cover different things:

Manufacturer's material warranty. Issued by the shingle or membrane manufacturer (Owens Corning, GAF, CertainTeed, etc.), this covers defects in the roofing materials themselves. If shingles delaminate, granules detach prematurely, or the product fails to perform as rated due to a manufacturing defect, the manufacturer's warranty is what you claim against. Material warranties are attached to the product, not the contractor.

Workmanship warranty. Issued by the roofing contractor, this covers the quality of the installation. If your roof leaks because of improper flashing, incorrect nail placement, or inadequate underlayment (none of which are material defects) the workmanship warranty is your recourse. The contractor is responsible for making it right. Workmanship warranties vary enormously: from 1 year to 25+ years depending on the contractor's certification level.

These two warranties are both necessary. Most roof failures in the first 10 years are installation failures, not material failures. A 30-year material warranty provides zero coverage if your roof leaks because the flashing wasn't installed correctly, that's a workmanship issue. The workmanship warranty is the coverage that protects you in the most likely failure scenarios.

How manufacturer warranty tiers work.

Major manufacturers offer multiple warranty tiers, and which tier you receive depends entirely on which contractor installs your roof. This is the most misunderstood aspect of roofing warranties, homeowners assume they get the same coverage regardless of contractor. They do not.

Owens Corning warranty tiers.

Owens Corning's warranty program is directly tied to contractor certification level:

Standard limited warranty, available through any contractor.

The baseline coverage that comes with OC shingles purchased at any home improvement store or through any roofing contractor. Typically 25 years on materials, prorated after year 10. No workmanship coverage. Does not cover labor costs for removal and replacement if a defective shingle is identified.

Preferred Protection warranty, Preferred contractors.

Available only through Owens Corning Preferred contractors. Extends material coverage and reduces proration. Some workmanship coverage included for the first year. Better than standard, but not the top tier.

Platinum Protection warranty, Platinum Preferred contractors only.

The highest OC warranty tier: non-prorated lifetime material coverage, full workmanship coverage (typically 25 years), and labor costs covered for qualifying claims. This warranty is only available through OC Platinum Preferred contractors. GAF warranty tiers.

GAF's system works similarly, with contractor certification determining available coverage:

Standard warranty, any contractor.

Basic material coverage, prorated. No workmanship component.

Silver Pledge, certified contractors.

System Plus coverage with 10-year workmanship warranty. Requires installation of a complete GAF roofing system (not just shingles).

Golden Pledge, Master Elite contractors only.

GAF's top-tier warranty: 50 years non-prorated on materials, 25 years on workmanship. Available only through GAF Master Elite contractors, which represent approximately 3% of all roofing contractors. What prorated vs. non-prorated means. And why it matters.

Prorated warranty coverage sounds substantial until you look at the numbers. Under a prorated material warranty, the manufacturer's reimbursement decreases by a fixed percentage each year. By year 15 of a 30-year prorated warranty, your coverage may be worth 50 cents on the dollar. By year 25, it may cover 10–15% of replacement cost. The warranty number on the package doesn't reflect the actual value of coverage in later years.

Non-prorated (sometimes called "true protection" or "platinum") warranties maintain full replacement value (materials and labor) throughout the coverage period. If your roof fails due to a covered defect in year 22 of a 25-year non-prorated warranty, the manufacturer covers replacement at current material and labor costs, not a fraction thereof.

The difference between prorated and non-prorated coverage is not reflected in the warranty duration number. A "25-year warranty" can mean either almost full coverage through year 25 or almost no coverage after year 15, depending on whether it's prorated. Always ask which it is, and get the answer in writing.

What voids a roof warranty. The specific list.

Manufacturer warranties contain explicit exclusions that void coverage if triggered. These are the most common ones Central Valley homeowners encounter:

Installation by an uncertified contractor. The enhanced warranty tiers (Platinum, Golden Pledge) require installation by the certified contractor level that issues them. If you buy OC Duration shingles from a big box store and have them installed by a contractor without OC Preferred or Platinum certification, you get only the base warranty, not the enhanced coverage the shingles are capable of carrying.

Installation over existing shingles. Most manufacturer enhanced warranties require tear-off of existing roofing material. Installing premium shingles as a second layer over existing shingles typically limits you to the standard warranty, regardless of contractor certification. In California, more than two roofing layers is not code-compliant regardless of warranty status.

Inadequate ventilation. This is the most commonly triggered exclusion in Central Valley conditions. Manufacturers specify minimum ventilation requirements for their warranties. An attic that reaches 160°F because of inadequate ridge and soffit ventilation degrades shingles faster than rated, and if you make a warranty claim, the manufacturer's inspector will check the ventilation. If it doesn't meet spec, the claim can be denied. Proper attic ventilation is not optional for warranty compliance; it's a condition of coverage.

Work by unqualified parties. If another contractor (or a homeowner) performs work on the roof after installation that damages the shingles, flashing, or membrane, the warranty may be voided in the affected area. This includes improperly installed solar panels, satellite dish mounts, and HVAC equipment. All penetrations and attachments should be made by qualified roofing contractors.

Missing or altered underlayment. Premium warranty tiers typically require specific underlayment products (often the manufacturer's own brand) installed according to published specifications. Using a different underlayment or skipping it entirely can void the enhanced warranty, even if the shingles themselves are correct.

Failure to maintain. Some warranties require periodic professional inspection and maintenance to remain valid. Ignoring obvious defects (like a cracked vent boot or separated flashing) that allow water infiltration and then claiming warranty coverage for interior damage is typically excluded. Scheduled roof maintenance is both a warranty protection strategy and a way to catch small problems before they become large ones.

The workmanship warranty. What to require.

The workmanship warranty is issued by the contractor, not the manufacturer, and it varies more widely than manufacturer warranties. Here's what to look for:

Minimum acceptable: 5 years. Any contractor offering less than a 5-year workmanship warranty is signaling limited confidence in their installation. The most common installation failures (flashing separation, nail pops, improper valley treatment) typically manifest within 2–5 years.

What's covered. The workmanship warranty should explicitly cover: leaks due to installation error, flashing failures, improper nailing, inadequate seal at penetrations, and defective installation of any component. Ask for the written scope of coverage, "workmanship warranty" is not a defined legal term, and two contractors can use it to mean very different things.

Labor costs. Make sure the workmanship warranty includes labor costs for repair, not just material costs. A warranty that covers "defective workmanship" but only reimburses material cost is a very limited warranty. Your cost to fix an installation problem is almost entirely labor. The shingles themselves are a small fraction of the total.

Company longevity. A workmanship warranty is only as good as the company standing behind it. A contractor who opened last year and offers a 25-year workmanship warranty is making a promise their business may not be around to keep. Transferability. What happens when you sell.

Warranty transferability is a meaningful real estate asset. If you sell your home with 15 years remaining on a non-prorated, transferable manufacturer warranty plus a contractor workmanship warranty, that coverage has real dollar value to a buyer, and can be a selling point that distinguishes your property.

OC Platinum Protection and GAF Golden Pledge warranties are transferable to subsequent owners, typically with a one-time transfer fee and required registration within a set period of the sale. Standard and lower-tier warranties may not transfer at all. If resale value is a consideration (and in most Central Valley markets it should be) confirm transferability before selecting your warranty tier.

Frequently asked questions.

  • My roof is 10 years old and leaking. Is it under warranty?

    Possibly, depending on what type of warranty was registered and with which contractor. Find your original roofing contract and look for the warranty documentation. If it was installed by a certified contractor, contact that company first. If the company no longer exists, contact the manufacturer directly with your original purchase documentation.   • Does homeowner's insurance cover roof defects?

    No: homeowner's insurance covers sudden, accidental damage (wind, hail, fire). It does not cover defects, wear, or poor installation. That's what manufacturer and workmanship warranties are for. If your roof fails due to a manufacturing defect or installation error, a warranty claim (not an insurance claim) is the correct path.   • The contractor said I don't need to register the warranty. Is that true?

    No: for enhanced manufacturer warranties, registration within a specified period after installation is required. Failure to register typically limits you to the standard base warranty. The contractor should register the warranty on your behalf as part of the installation process and provide you with the registration confirmation number. Always confirm this was done.

  • What warranty comes with an Econo Roofing installation?
